Want RERA to take action against errant builders? Then, you need to act first

The home buyershave misconception about Real Estate Regulatory Authority (RERA) by keeping in mind that it will on its own file complaints against builders. The fact is, unless you don’t file a case against builders, RERA can’t hold developers responsible for irregularities in construction project. Unless an individual files complaint against the errant developers can get away free, as there is no mechanism to identify the number of ongoing projects in state, whether it’s registered or not.

Vasant Prabhu, Secretary of RERA, told Indian Express, “We will act on complaints from buyers and citizens. Affected parties will be given a hearing and addressing their problems will be our aim, whereas anonymity of citizens complaining about a sale without registrations will also be completely taken care of. We want citizens to come forward and tell us their issues related to construction.”

Now, with the enactment of Real Estate (Regulation and Development) Act 2016, any aggrieved person including Allottee, Promoter, and Real Estate Agents can file complaints. One can lodge this complaints on RERA website (https://maharera.mahaonline.gov.in/). The fees for filing a complaint with RERA in Maharashtra against builders is Rs 5000. After filing complaints, there will be a hearing and after verifying the documents submitted by the developer during the registration process, final orders will be uploaded.
